If you want to know whether your land or house registry is real or fake, now it has become very easy to check it online sitting at home. Every state in India has its own official website from where you can verify the registry of any property.
First of all you have to go to your state website like igrsup.gov.in for Uttar Pradesh. After visiting the website, click on the option like “Registry Search” or “Property Details”. Now you have to fill some basic information. Like, registry number, owner name, gata or plot number, district and date of registry.
After entering all the information, press the search button. Within a few seconds, complete information about your property will appear on the screen. It also includes the name of the owner, stamp duty, date and name of the registrar office.
Now the most important thing is that you match these details with the registry document you have. If name, date and signature everything matches, then understand that your registry is genuine. If you wish, you can download the PDF of this record or take a print of it so that it can be used in future if needed.
If something like “Record Not Found” or “Invalid Entry” is seen on the website, it may mean that the registry is incomplete or fake. In such a situation, go directly to the sub-registrar office of your district and get the information checked in the registry book from there. Its fees generally range from ₹50 to ₹200.
Apart from this, if you want to know whether there is any old case, loan or dispute on the property, then you can get “Encumbrance Certificate” i.e. EC made. This document shows the registry history of the last several years. If there is an old registry, then definitely check the “Dakhil-Kharij” i.e. mutation record.
