In the last one or two years, the rates of 2BHK in Delhi-NCR have suddenly doubled. The flat which was earlier available for Rs 40 to 50 lakh, is now available for Rs 80-90 lakh. Builders of big apartments are suddenly increasing the rates of flats. But there are still some areas in Delhi-NCR where you can buy MIG flats in a budget of Rs 50 lakh. Flats from private builders are still available in your budget in many areas of Noida, Greater Noida, Gurugram, Faridabad and Ghaziabad.
Where are the cheapest 2BHKs available?
There are some areas in Delhi-NCR even within a budget of Rs 50 lakh, where you can fulfill your dream of buying a good two bedroom (2BHK) flat under Middle Income Group (MIG). 2BHK flats with good connectivity in the budget of less than Rs 50 lakh are mainly available in the periphery of Delhi-NCR or in areas under government schemes.

You can get 2BHK flats in Siddharth Vihar, Ghaziabad Extension, Ghaziabad for Rs 45 lakh. UP Housing Development Schemes and Expressway Connectivity are available here. In Noida Extension, also known as Greater Noida West, flats can be found in some old societies, around Gaur City, for Rs 35 lakh to 50 lakh. DDA flats are available in Narela, Rohini, Uttam Nagar, Dwarka Mod in Delhi in the budget of Rs 50 lakh.
Cheap flats in Faridabad, Greater Noida and Ghaziabad
In Haryana, flats are available for Rs 30 lakh to 45 lakh in new colonies near Faridabad Bypass Road, NH-2. Faridabad is becoming a new industrial hub. Similarly, builder flats can be found in Noida Sector 134, Sector 143 in the range of Rs 50 to 55 lakh. This place is very close to Noida Expressway.

Flats ranging from Rs 80 lakh to Rs 2 crore are available in Gurugram Golf Course Road, Cyber Hub, Sector 49. There is a high demand for freehold property at prime locations in South Delhi like Greater Kailash, Malviya Nagar, Dwarka Sector 21 in the price range of Rs 70 lakh to Rs 2 crore. Flats ranging from Rs 2 crore to Rs 3 crore are available in Noida Sector 15, Sector 75, Sector 94. These areas have metro connectivity, posh colonies, Noida Expressway. Similarly, flats are available in old settled residential areas in Sector 14, Sector 15 of Faridabad for Rs 60 lakh to 90 lakh.
Overall, in a budget of Rs 50 lakh, buyers will have to choose between location preference or modern convenience. If you want a Delhi address then there are areas like Uttam Nagar. But if you want better society facilities and open space then Noida Extension or Ghaziabad Extension are the best options, where you can buy a flat in a budget of Rs 50 lakh.
