Home Prices in India: The real estate sector market in the country is gaining momentum rapidly. Meanwhile, there has been a huge rise in prices in the housing market in the top 8 cities of the country. Prices have increased due to increasing demand and improvement in infrastructure.
According to a report by PropTiger, house prices in these cities have increased by 7-9 percent in the July-September quarter. Amidst the housing boom in India, there is a market where prices still remain affordable. According to PropTiger.com’s Real Insight Residential: July-September 2025 report, Ahmedabad remains the cheapest big city housing market in India. Here, the average prices in the third quarter of 2025 were Rs 4,820 per square foot, which has increased by 7.9 percent compared to the same quarter last year and only 1.9 percent compared to the previous quarter.
The price increased the most here
Property prices are increasing rapidly in Delhi-NCR, Bengaluru and Hyderabad. The situation in Ahmedabad is completely opposite. Properties are being launched in limited quantities, prices are under control and there is demand from home buyers. According to Aurum PropTech’s PropTiger.com report, the reason behind the increase in house prices across the country is the strong demand for the premium segment. Input costs may have increased, but the supply of good quality ready-to-move-in inventory is limited. Ahmedabad also comes under this scope, but here things are on a limited scale.
Difficult for middle class
The prices of houses have increased maximum by 19 percent in Delhi-NCR. Here, compared to last year, the average price of houses per square foot has increased from Rs 7479 to Rs 8900. In Bengaluru and Hyderabad, prices have increased by 15 percent and 13 percent respectively.
Housing prices in Bengaluru have increased from Rs 7713 per square foot to Rs 8870 per square foot. Whereas, if we talk about Hyderabad, the prices here have reached from Rs 6858 per square feet to Rs 7750 per square feet. This means that it is not difficult for the common man to buy a house in these cities, it seems impossible.
You will also find houses in affordable range in Ahmedabad. According to the report of PropTiger, you will get a flat of 1,000 square feet here for around Rs 48 lakh, whereas in Bengaluru it is Rs 89 lakh or in MMR it is Rs 1.32 crore. In such a situation, for the middle class, it is still one of the few big cities where one can become a home owner even without taking a huge loan.
