DDA launches Karmayogi Awas Yojana 2025 in Narela, in which government employees will get 1168 flats at 25 percent discount. Its booking will start from 14 January 2026. This scheme is based on ‘first come-first serve’, hence there will be no draw in allotment. The applicant who first registers and deposits the booking amount will be allotted a flat.
New Delhi. There is good news for government employees who are dreaming of buying a house in the national capital. Delhi Development Authority (DDA) has launched ‘Karmayogi Awas Yojana 2025’, a special housing scheme for serving and retired employees of Central and State Government. Under this scheme, 1,168 newly constructed flats located in Pocket-9 of Narela will be sold. The special thing is that these flats will be given to the employees at 25 percent discount. Even if the applicant already has a residential property in Delhi or any other part of India, he can apply for this scheme. Apart from this, permission has also been given to book more than one flat. This scheme is based on ‘first come-first serve’, hence there will be no draw in allotment. The applicant who first registers and deposits the booking amount will be allotted a flat.
Under ‘Karmayogi Awas Yojana 2025’, employees of Central and State Governments as well as employees of Public Sector Undertakings (PSU), Public Sector Banks, Local Bodies (Municipal Corporations), Autonomous Institutions and Government Universities can also apply. DDA has also prepared ‘model flats’ at Narela site. Interested persons can visit the site to check the quality of construction and layout before booking the flat. The area of Narela where these flats are built is developing rapidly.
When will the registration of Karmayogi Awas Yojana start?
You can apply online for this scheme through the official housing portal of DDA. A detailed brochure will be released and registrations will begin on 19 December 2025. For registration, Rs 2,500 will have to be paid as registration fee. Booking of flats will officially start from 14 January 2026. Applications can be made till 31 March 2026. At the time of booking, a deposit of ₹50,000 for 1-BHK, ₹4 lakh for 2-BHK and ₹10 lakh for 3-BHK will have to be deposited. This amount will later be adjusted in the total price of the flat.
What is the size of the flats of Karmayogi Awas Yojana?
Located in Sector A1 to A4 (Pocket-9) of Narela, these flats have been designed with modern amenities and ample space. The details of flats in the scheme are given below-
3-BHK (High Income Group): Total 272 units. Their plinth area (including common area and balcony) ranges between 163.76 to 183.36 square meters.
2-BHK (Middle Income Group): Total 576 units. Their area ranges from 126.53 to 140.56 square meters.
1-BHK (Low Income Group): Total 320 units. Their area is between 61.17 to 61.65 square meters.
What is the rate of flats of Karmayogi Awas Yojana?
To make this scheme attractive, DDA has provided a special discount of 25% on the prices of flats. The price of 1-BHK flat at this discount ranges from ₹34.03 lakh to ₹34.28 lakh. The price of 2-BHK flats ranges from ₹79.81 lakh to ₹88.16 lakh and 3-BHK flats range from ₹1.15 crore to ₹1.27 crore. Apart from the cost of the flat, allottees will also have to pay a lump sum maintenance charge. This fee has been fixed at ₹75,000 for 1-BHK, ₹1.5 lakh for 2-BHK and ₹2.5 lakh for 3-BHK. GST will not be imposed on maintenance charges.
