Real estate experts believe that even though new cities are coming up rapidly, Gurugram’s strategic location, growing presence of global companies and strong investment interest will keep it as the leader in commercial real estate in the years to come.
New Delhi. Delhi-NCR, especially Gurugram, continues to be the strongest and most reliable market in India’s commercial real estate sector. This information has been given in a report of JLL. The report said that commercial real estate is expanding rapidly in nine non-metro cities of the country including Jaipur, Lucknow, Nagpur, but Delhi-NCR, especially Gurugram, still remains the most powerful and biggest market in the office and logistics sector.
According to the report, today about 70 million square feet of Grade-A office space is available in emerging cities, but despite this, Delhi-NCR is the first choice of big companies and global players. Especially Gurugram, where connectivity is excellent, Grade-A offices are available on a large scale and the increasing demand for Global Capability Centers (GCCs) is continuously strengthening this market.
Why is Gurugram at the forefront?
Ashish Sharma, AVP Operations, Brahma Group, says that although new cities are developing rapidly, Delhi-NCR, especially Gurugram, is still the largest and most important hub of commercial real estate in India. The main reasons for this are excellent connectivity, good supply of Grade-A office projects and continuously increasing demand from global companies and GCCs. The strong interest of big investors in this area and the huge growth in the logistics sector shows how strategic and strong a market Gurugram is.
In the logistics sector, the demand for Grade-A warehouse in Delhi-NCR is increasing very rapidly. An 80% increase in the utilization of warehouse space was recorded in the first half of the year 2025. 3PA companies and e-commerce firms are giving more preference to areas with good road connectivity, such as areas near NH-8.

Elayaraja Boovarasamy, Chief Project Officer, Trehan Iris, says that this report again confirms that Noida and Gurugram remain important centers of the commercial sector of Delhi-NCR. In particular, the 80% year-on-year growth in Grade‑A warehousing reflects the strong interest of institutions and tenant confidence in this sector.
The demand for rented space near expressways and metro routes in Noida is continuously increasing. At the same time, Gurugram remains ahead with its superior Grade‑A supply, global work-centre identity and strong institutional interest.
