Gunjan Goyal said developers spend around ₹8,000–12,000 per bed on interiors, furnishing and compliance, bringing the total cost of a mid-sized property to ₹15–35 lakh. Earnings depend on rental rates, which range from ₹6,000–12,000 per bed. Properties near colleges, IT hubs and metro corridors offer faster returns and maintain high occupancy.
Keshav Mangala, GM – Business Development, ForteAsia Realty has said that as a developer, we see that starting a small PG or hostel with 20–30 beds in Delhi-NCR usually requires an investment of ₹ 18–40 lakh, depending on the location and facilities. Properties near metro stations or universities naturally cost more. However, the possibility of monthly income is strong.
Earn lakhs of rupees every month
How much it will cost to build a PG and hostel and how much will be earned also depends on the location. According to Keshav Mangala, ₹ 2–4 lakh per month can be earned if there is continuous occupancy. In today’s times, tenants prefer a safe, clean and branded living experience, hence professional management makes this model more successful. Even if your income is less, you can sell this property or remove the PG and open a hotel at that place. Gunjan Goyal has told that PG operators can earn up to ₹ 1.8-3.5 lakh every month.
