A flying squad has also been formed for this. The minister clearly said that action will be taken not only against the land mafia but also against the white-collared people associated with the department. Along with the responsibility of the government, we also have some responsibility in the increasing cases of land disputes so that we can avoid getting into the trouble of such land disputes. Experts say that if the common man takes some necessary precautions while buying land, then half of the problems are already eliminated.
Keep these special things in mind while purchasing land
These precautions include things like account-plot investigation, mutation, bank loan verification, map matching, boundaries, family witnesses and filing and rejection immediately after registration. According to experts, if you are thinking of buying land, then keep these seven things in mind, otherwise you may get cheated.
Seven precautions you should take
- Number one – First of all ask for the account number and plot number from the land seller, then get the papers checked from the registry office by a vendor to see if this land is government owned?
- Number two- Make sure to check whether the mutation or registration of land in the name of the seller has been rejected or not, also ask for a new rent receipt.
- Number three- Also find out whether there is any bank loan in the name of the land, for this ask for the original paper of the land. In case of loan, the bank keeps the original paper.
- Number four- Ask for the map of the land and get it measured by Amin whether the land being sold to you is actually the same or not? Many times, some land is registered by brokers and someone else’s land is interfered with, which will become a source of trouble in the future.
- Number five – Before registering the land, get the boundary done and run the JCB machine on that land. By doing this, if there is any other owner of that land then it will be revealed.
- Number six- If the son and daughter of the land seller are above 18 years of age, then they must make the land a witness in the registry.
- Number seven – immediately after land registry. You must get your land mutation or mutation done, this is very important.
