Here, unlike the plains, land is bought and sold not in bigha or yards, but in a traditional measurement unit called nali. One drain is considered equal to approximately 2100 square feet, although this measurement may be more or less depending on the area. Someone from outside the state buys land (Land Purchase Rules in Uttarakhand) Can, but some restrictions apply. According to the rules, a non-local person can purchase residential land up to a maximum of 250 square meters. If more area is taken than this, special permission has to be taken from SDM. This rule is strictly enforced to maintain environmental protection and population balance in hilly districts.
Giving information, Advocate Gaurav Bhatt of Nainital District and Sessions Court said that the Uttarakhand government has set some standards for purchasing land, according to which, if you are a permanent resident here and have any land in your name in the mountains before the year 2003, then you can buy up to 250 nali of land in Uttarakhand. Whereas for residents outside Uttarakhand, if they do not have any land here before the year 2003, then they can buy only up to 250 square meters of land.
Advocate Gaurav Bhatt says that many cases of land fraud have come to light in the hills, in such a situation, if you are thinking of buying land here, then it is important for you to take some precautions. He said that first of all you have to look at the Khatauni of the land properly, it is very important to see whether the name of the person from whom you are buying the land is mentioned in that Khatauni or not. Apart from this, you must show the Khatauni to advocates and people having knowledge related to land, while before purchasing the land, you must get the land measured by Patwari and Amin, after which you can fence that property.

Land is available through drain system
In the mountains, land is measured in drains. This practice has been going on for centuries, Gaurav explains that there is 200 square meters of land in one drain, and also 2152 square feet of land is also there in one drain. Whereas 1 drain is equal to 16 fistfuls of land. If you want information related to land, then you can see the records of the last 12 and 20 years from the record register of your tehsil, in which you will clearly know when and how much land you have sold and how much you have purchased. After which you can get your land measured.
