Should we buy home in polluted Delhi NCR: Delhi-NCR has become a pollution factory. In many areas the air quality index has crossed 600 and has reached a dangerous situation. This is the reason why the people living here in such serious conditions have been clearly advised by the doctors to leave Delhi for a few months. This advice may be for a few days but the pollution in Delhi does not end even in summer. CPCB data shows that in the last two years, not a single day in Delhi has been good i.e. AQI is less than 50. In such a situation, the biggest question is that in such bad conditions, is it right to dream of settling in Delhi-NCR and buying a luxurious house here?
Due to pollution, doctors have advised to leave Delhi.
‘Delhi Dr. Khilnani, Chairman of PSRI Institute of Pulmonary, Critical Care and Sleep Medicine, former HOD at AIIMS. A few days ago, the government had advised people that those who can afford to leave Delhi for at least two months and go to their other homes or to their children. He had said that even though he is living here, he will never advise his children living outside to return back to Delhi.
In such a situation, the message is clear that those who have the option of living somewhere else, they should stay away from Delhi-NCR and it is better not to settle here, but if the pollution ends, they can live here. Many people agree with this advice of Dr. Khilnani and many have also adopted it.
Experts said- NCR is a power gallery..
The people who run the country live in Delhi, whereas NCR is the center of the country, hence buying a house here is a profitable deal.
Bhupendra Singh, founder of Property Transactions and renowned real estate analyst. It is said, ‘Delhi is the capital of the country. From the Prime Minister to the Chief Justice of the Supreme Court, everyone lives in Delhi-NCR. Power Gallery is Delhi only. Today there is pollution in the entire country. Not just Delhi-NCR, the AQI in all the big metro cities is in the bad or very poor category. If we make a list of top-10 cities of the country, then Delhi is at number one and whenever the effort to eliminate pollution starts, this work will also start first in Delhi-NCR. The people running the country live here, so the first initiative to make the country pollution free will also be taken here. Therefore, going away from here or leaving it cannot be a better option.
Bhupendra He further says, ‘Another trend that has been seen for some time is that during the time of pollution and when the heat increases, some people leave Delhi and go to their other homes in hill stations like Dehradun, Shimla, Chandigarh or other places where there is less pollution, and when the pollution ends, they come back here. Or go to those whose children live outside and then come back when the weather is right. It is possible that this trend may increase further in the coming times. So, it is definitely benefiting the health of the people as well as the property and local market of small towns, but one thing is clear that it is not going to make much difference on NCR because the people who have got used to living in NCR, who have employment and work here, who have settled in the lifestyle, social life and social infra here, cannot go and stay elsewhere for a long time. They are bound to return here. There may definitely be some number of people who have moved from here, but this number is very less.
Developers said – seasonal challenge cannot stop growth
NCR is the engine of real estate. Now measures are also being taken to deal with air pollution in societies.
Real estate expert Vaibhav Agarwal, promoter of Vision Business Park Says that pollution is a seasonal challenge, but the growth pattern of Delhi-NCR is permanent. The government and authorities are continuously taking many steps like clean-fuel, construction monitoring, mechanical road sweeping, e-bus network and green belt development. New metro lines, industrial corridors, data center hubs and expressways are making this region the biggest real estate market of the next decade. Buyers who invest today will see the benefits of both a cleaner environment and better returns in the future.
Indoor Air Purification in Luxury Societies
Gaurav Sobti, Founder of Homegram It is said that the demand for Delhi-NCR is not decreasing despite the challenges of pollution. New societies are now being built with high-air-quality standards, such as centralized indoor air-purification, green corridors, electric-vehicle based commute. This has made indoor-living healthier than ever. In the long term, Delhi-NCR is the strongest employment corridor in the country, so buying property here is still a wise decision for future value. Besides, due to the efforts being made to deal with pollution, the situation is also expected to improve in the coming 3 to 5 years.
