Families who dreamed of buying land in Bilaspur city have now started retreating due to the increased fees. The situation of those who sell land in rural areas and buy a plot in the city is the worst. Sold the land but due to the cost of registration, it has become impossible to buy new land. People say that as soon as the new rates are implemented, the land registry of Rs 10 lakh has now started reaching Rs 60 to 70 lakh, due to which the poor and middle class are completely troubled.
How much has the registration fee increased?
Earlier the stamp duty was 5% and the registry fee was 2–3% but now the registry fee has been increased to 6–8%. Due to the increased guideline value, the cost of registering a land worth Rs 10 lakh has now increased by Rs 60 to Rs 70 lakh.
Ranjesh Kumar of Bilaspur told Local 18 that he had finalized the deal for a plot in the city for Rs 10 lakh by selling his village land, but due to the new rates, the cost of registry suddenly increased by 8 times. His budget was completely ruined. He said that the land has been sold, but now the dream of buying land in the city will remain a dream.
‘Land is cheap and registration is expensive’
Lakshmi Sahu told Local 18 that the actual price of the land is less but the registration fee is more than the land itself. He says that the registration of land worth Rs 10 lakh is going up to Rs 60-70 lakh. How will a poor man buy land? If you want to sell land for your daughter’s marriage, you cannot find a buyer.

Due to increase in guideline value, the market price of land has automatically increased. Now it has become almost impossible for the middle class to get a plot in the city. This has also had a huge impact on the real estate business. Many people are canceling deals.
The poor and farmers are hit the hardest
Those families who had thought of selling their land out of necessity, have faced a new problem. Buyers step back after seeing the increased registry. Due to this, farmers and the poor class are facing double blow.
Public demand- Government should take decision soon
The public wants that registry fees should be reduced, guideline values should be reevaluated and relief should be given to the poor and middle class. People say that such fee increase will completely crush the economically weaker section and the dream of building a house will remain unfulfilled.
