The prices of land in Morwa area have increased significantly due to Patna-Purnia Expressway and Tajpur-Bakhtiyarpur four lane. It is still very wonderful for the people of the area, yet in many places land is available for less than Rs 5 lakh per katha, a golden opportunity for investment.
Samastipur. Land prices around any major expressway are skyrocketing across Bihar. But the combination of the proposed Patna-Purnia Expressway road passing through Morwa area of Samastipur and the constructed Tajpur-Bakhtiyarpur four lane is giving a new identity to this area. Even today there are many places where land can be available for less than Rs 5 lakh per katha. As soon as the mapping of the expressway started, the price of land increased from Rs 50-60 thousand to Rs 4-5 lakh, but many parts still remain a golden opportunity for investors and people looking for accommodation.
Changing environment in the eyes of local people
Ashish Kumar Mandal, a resident of Morwa, says that the news of the coming of the expressway has changed the entire picture of the village. Whereas earlier no one wanted to buy land here, now people come from far and wide to see the plots. He said that where the price of land was nominal five years ago, now the same land is showing dreams worth crores. Nevertheless, he also acknowledged that there are many lands in the area that are priced below Rs 5 lakh per katha because they are slightly off the main road or are still in some stages of development. A survey was also conducted by the Vyada Company with the aim of setting up a factory in its vicinity, which has further increased the enthusiasm of the people, and there is hope in the village that this area can become a major center of industry and trade in the coming years.
Golden time for buyers and investors
Today, when buying land across the state is becoming beyond the reach of the common man, the Morava region has emerged as an excellent option for both sale and investment. Due to big projects like expressway and four lanes, the pace of development here is sure to increase in the coming times. In such a situation, getting land within Rs 5 lakh is a boon for those families who want to start their own house, shop or small business. Experts believe that these prices may increase again as soon as the road is built, hence the present time is being considered as a ‘golden chance’. The land of Morva is not only offering an opportunity to build a house, but is also offering the possibility of huge profits in the future. That is why people coming here cannot stop themselves from saying, so many roads, so many facilities, and yet the land is so cheap.
